Choose the area and budget
Decide what the home is for: rental income, family use or a residence visa. That decides the area and the type of home.
Verify, then reserve
Check the listing, broker and property. For a resale home, buyer and seller sign the sale agreement (Form F) and a security deposit is held. For off plan, you sign the developer's booking form and pay the first instalment into escrow.
Send funds from India
Resident individuals can remit up to USD 250,000 per financial year under the RBI Liberalised Remittance Scheme, and buying property abroad is a permitted purpose. Each family member has their own limit. Your bank collects tax at source above the threshold, which you can adjust against your income tax.
Transfer at the Dubai Land Department
Ownership is transferred at a registered trustee office. The transfer fee is 4% of the price, plus registration and trustee charges. You can attend in person or use a limited power of attorney.
Receive the title deed
The title deed is issued in your name. For off plan homes, the purchase is registered on Oqood first and the title deed follows at handover.
